Purpose of Position
The Lead Facilities Manager is responsible for servicing mechanical systems coordinating and performing all facility maintenance tasks at their assigned locations. This includes acting on reports from employees at the facility, identifying needed routine maintenance tasks, as well as scheduling and performing preventative maintenance tasks.
Tasks and Responsibilities
- Perform and/or coordinate for repairs, testing and maintenance of mechanical systems, to include elevators, fire alarms, fire extinguisher and suppression systems, and HVAC systems.
- Coordinate and/or perform all maintenance departmental service requests, ensuring that work performed in these areas is accomplished efficiently with a minimum amount of disruption and inconvenience.
- Perform all general maintenance work.
- Monitor the work of contractors and vendors, including interactive partnership with third party property management, as applicable.
- Design and implement Preventative Maintenance programs per asset requirements at assigned facilities.
- Maintain a variety of mechanical systems, including locks, HVAC, electrical and plumbing
- Maintain facility standards for all furniture, finishes and overall condition in a clean and comfortable facility.
- Plan/forecast future projects and repairs in coordination with Manager, Facilities or Supervisor, Facilities.
- Communicate with local onsite representatives for scheduling of systems to be tested and/or shut down for preventative maintenance to ensure disruptions are minimized.
- Point of contact for all Physical Security policies, procedures and Security Audits.
- Daily inspection of assigned facilities and log any issues or discrepancies noted.
- Ensure OSHA, EPA, State and Local standards and requirements are being followed.
- Maintain Service Records on all Assets.
- Perform all routine maintenance as needed.
- Log all issues identified in assigned management software system
Requirements:
Minimum Education
- HVAC Technician Certification or bachelor’s degree in Engineering, Business or related field.
Minimum Experience
5+ years’ experience in facilities maintenance or building operations.
Knowledge, Skills, Abilities
- Knowledge of OSHA and environmental regulations, laws and practices
- Knowledge of general building maintenance methods, operating requirements and safety precautions related to facilities management.
- Proactive approach to maintenance tasks
- Mechanical systems expert
- Technical building maintenance skills
- Fluency in English, through both verbal and written communications; able to speak, understand, read and write
- Verbal and written communication skills
- Computer skills including, MS Office suite.
- Excellent organizational and time management skills
- Ability to adapt to changing schedules and high-pressure situations
- Able to work unsupervised, as needed
