Purpose of Position
The purpose of hiring a Corporate Real Estate Pre-Construction Manager is to bring a focus to the initial phases of real estate development and construction projects. The pre-construction manager coordinates with architects, contractors, and various stakeholders to conceptualize and refine project plans and budgets. He or she conducts feasibility studies, assess potential risks, and develop detailed cost estimates and total budget plans. By overseeing the pre-construction phase, this manager contributes to the efficient and cost-effective execution of real estate initiatives. Their expertise helps identify potential challenges early on, allowing for proactive problem-solving and risk mitigation. Tasks and Responsibilities
  • Conduct comprehensive feasibility studies to assess project viability and associated costs
  • Collaborate with architects and contractors to develop detailed project plans aligned with corporate objectives and budget constraints.
  • Work with Design team to refine designs to optimize cost efficiency while ensuring alignment with strategic goals.
  • Create project budgets, identifying potential risks and proposing mitigation strategies.
  • Employ cost estimation techniques to provide precise financial projections for the project.
  • Create detailed project cost estimates, considering materials, labor, and other expenses.
  • During design, oversee cost control measures to ensure projects stay within budget constraints.
  • Coordinate with various stakeholders, facilitating the permitting process and ensuring compliance with local regulations.
  • Coordinate with various stakeholders to negotiate contracts with contractors and suppliers, seeking cost-effective solutions.
  • Proactively identify and address cost-related challenges in the pre-construction phase to optimize overall project financial performance.
  • Play a pivotal role in laying the groundwork for successful project execution by managing critical early-stage tasks with a keen focus on cost efficiency.
  • Develop project bid documents to be utilized by contractors to bid projects facilitated internally by the Corporate Real Estate Team.

Bachelorapos;s in Engineering or Management

  • Ability to travel between locations including overnight stays.
